Inspection findings

5 warning signs your roof is failing.

This is the same checklist we run from the ground and from the ladder. If you can spot two or more of these from your driveway, book the free inspection. It's cheaper to catch now than after the ceiling does.

Shingles curling, cracking, or missing

Bald spots, lifted corners, granules in the gutter. The shingle layer is your raincoat. Once it's compromised, water finds the deck.

Stains on the ceiling or attic wood

Brown rings, soft drywall, a musty attic. A leak you can see inside has usually been working for a while up top.

Sagging roofline or soft spots

A dip in the ridge or a spongy deck means trapped moisture or structural fatigue. This one doesn't wait, it spreads.

Damaged or rusted flashing

The metal around chimneys, vents, and valleys is where most leaks actually start. Cracked sealant or lifted flashing is a watch item that turns into a real problem fast.

The roof is simply old

Most asphalt roofs last 15–25 years. If yours is pushing that age and the neighbors are getting replacements, get ahead of it before a storm decides for you.

You get a plain-English document. What's wrong, photos to prove it, what's urgent versus what can wait, and the cost.

If it's a patch, we patch it. If it's done, we say so and quote the full replacement. Your call, with the facts in hand.
